Rick Howard has over 25 years experience in real estate appraisal, insurance appraisals, reserve fund studies and the valuation of personal property. Rick holds an AACI, P.App. through the Appraisal Institute of Canada (AIC), which is the highest real estate appraisal designation in the country. He is also a Certified Reserve Fund Planner (CRP) through the Real Estate Institute of Canada (REIC), and is a Certified Personal Property Appraiser (CPPA) through the Canadian Personal Property Appraisers Group.

Gianna completed both a Bachelor of Science in Economics at the University of Victoria and a Diploma in Urban Land Economics from UBC’s Sauder School of Business in 2010. She got her start in real estate by working for Abstract Developments in Victoria, BC, then spent eight years working for the City of Calgary Assessment Department, specializing in property assessment appeals and negotiations for a multitude of property types. She moved back to her hometown of Victoria and started with D.R. Coell & Associates and Canadian Self Storage Valuation Services in the summer of 2023. Gianna holds the AACI, P.App designation with the Appraisal Institute of Canada.

Jackson Biehl joined Canadian Self Storage Valuation Services in spring of 2019 as an Appraisal Assistant, formerly working in an administrative role for the BC Public Service. Jackson graduated from St. Francis Xavier University in 2015 with a Bachelor of Science, Honours in Chemistry. He is currently enrolled in the UBC Sauder School of Business working towards the Accredited Appraiser Canadian Institute (AACI, P.App) designation.

Raedene holds a Bachelor of Arts in History from Thompson Rivers University and a Master of Arts in Integrated Studies from Athabasca University. Now a Candidate member of the Appraisal Institute of Canada, she’s pursuing her AACI designation through the UBC Sauder School of Business. Originally from Salmon Arm, Raedene joined CSSVS as a commercial appraisal assistant in 2024 after relocating to Victoria. In 2025 she moved into the Associate Appraiser position focusing on self storage appraisals and feasibility studies.
Commercial Appraisal Assistant
Cindy joined CSSVS as a Commercial Appraisal Assistant in 2025. She brings decades of experience in real estate and administration to the role. Cindy focuses on administrative report production, sale and lease comparable research, and provides executive assistant support to the executive team.
Office Manager
Kasey joined CSSVS in 2023 as an Administrative Assistant and transitioned to the Office Manager role in 2025. She plays a key role in managing the day-to-day operations, supporting the team, and implementing projects like social media management and technology upgrades to streamline our systems and processes.
